Set up the community
Association and building setup
Set up an association workspace and the buildings inside it, with public-record assistance where available and a manual path at every step. Every value is confirmed by a person before it is saved.
Unit & owner register
Build the unit register by import (CSV/Excel/paste) or by hand, with provenance and verification status tracked on every field. Missing data is shown as not found — never invented.
Rental rule wizard
Confirm the governing minimum rental period with plain-language presets (1, 3, 7, 14, 30 nights and more). The rule that drives every comparison is always user-confirmed.

Public listing evidence intake
Add any public listing link directly and capture it as evidence. Public information only — no logins, no private accounts, no workarounds of platform protections.
Adding a public listing link is the standard workflow. Automated cross-platform discovery is not enabled by default; any future source integration is turned on per deployment only after its own legal and operational review.
Evidence capture
Attach screenshots, upload files, and record user-confirmed listing details. Every item keeps its source link, platform, capture date, and capture method so the record stands on its own even if the listing changes.
Review with confidence
Unit matching with confidence levels
Listings are matched to units with an explained, evidence-based confidence level — High Confidence, Medium Confidence, or Lead Only — and human confirmation always has the final word.
Possible-issue review & status tracking
Possible under-minimum rental activity is organized into review cases with statuses like New, Needs Review, and human-confirmed states. Nothing escalates without a person's decision, and every action is recorded in an audit trail.
Manage community requests
Community request intake
Owners and residents describe an issue once, pick a category, attach photos, and follow status updates from submission through resolution.
Management triage and resolution
Management reviews new requests in one queue, sets priority, routes the work, and records the outcome with the full history preserved. Authorized board members see activity summaries rather than private request details.
Not an emergency service. Anything involving danger to a person or property goes to emergency services and the association's own emergency contact first.
Review architectural requests
Modification request intake
Owners apply to renovate or modify their own unit through a guided, save-and-return application — scope, category, plans, photos, and contractor documents, with a dated receipt on submission.
Completeness review & reviewer assignment
Management works a queue of submitted applications, requests missing information against a checklist, keeps every revision in history, and assigns the authorized board or ARC reviewer.
Recorded decision, conditions, and unit history
Reviewers record approval, approval with conditions, or denial with the reasons and conditions attached. The decision is communicated to the owner as a separate, deliberate step, and stays on the unit's permanent modification history.
Association Radar records the decision the reviewers make; it never decides.

A submission is information for review — not verified evidence, not a violation, not a fine, and not an enforcement decision. The association controls whether anonymous submissions are allowed, and every submission requires human review.
Records & public-source information
Ownership records, governing documents, and approved public-source research are organized beside what the community submits. Every item keeps its source, capture date, and confidence level.

Evidence strength, made explicit
Every possible issue carries a confidence level describing the public evidence and the unit match — never a legal conclusion.
Public data can be incomplete or out of date, so human verification is always required before any enforcement step.
Strong public evidence with a clear unit match — for example, a public review describing a stay length together with an unambiguous unit identifier. Still requires board/management review.
Meaningful public evidence with a probable unit match. Recommend management verification before any next step.
A starting point worth checking — never presented alongside stronger evidence and never treated as ready for enforcement.
No status implies a confirmed violation without a person's explicit confirmation.
Built to be fair
Association Radar helps associations identify and document possible rental-rule compliance issues using public information. The board, manager, and counsel remain responsible for verifying the evidence and enforcing the governing documents.

What public data can and cannot do
Public sources may be incomplete, and rental platforms may limit automated access. An unavailable source is documented as unavailable — it is never treated as evidence, and Association Radar never confirms a violation on its own.
