Association Radar is designed so associations can act fairly and defensibly — the product documents; people decide.

What Association Radar does — and doesn't do

Association Radar helps associations identify and document possible rental-rule compliance issues using public information. The board, manager, and counsel remain responsible for verifying the evidence and enforcing the governing documents.

  • Not a legal decision-maker and not a substitute for counsel.
  • Not a private investigator, and not a platform for harassment or retaliation.
  • Public information only — no private accounts, no workarounds of platform protections, and no collection of unnecessary personal data.
  • No automatic penalties or enforcement of any kind — people decide, Association Radar documents.

Where the data comes from

Association Radar works with public information only: public listing pages, public reviews, and public records where available. It never uses private accounts, never works around platform protections, and never collects guest personal data or any unnecessary personal information.

Public data can be incomplete or out of date. That's why every item carries its source, capture date, and an explicit confidence level — and why human verification is always required before any enforcement step. Missing information is shown as “not found,” never filled in by guesswork.

Every meaningful action inside the application — research, evidence changes, status decisions, reports, and letter drafts — is recorded in an append-only audit trail. Association records are linked with a cryptographic hash chain that the application can re-verify, so an altered or removed entry is detectable. Billing and entitlement changes are recorded on their own separate, verifiable chain.

Management & counsel review

This report/tool is prepared for association management and board review based on public-source information. The association should verify all evidence, governing-document requirements, notice requirements, due-process procedures, and enforcement authority with management and/or legal counsel before issuing fines, suspensions, or legal action.

This language travels with the product: it appears on generated reports and letter drafts as well as on this website.

No determination of a violation

Association Radar organizes public-source information and association-authorized submissions for human review. It does not determine that a violation occurred, calculate or recommend a fine, send correspondence, or take an enforcement action.

Coverage limitations

Public sources are incomplete and change over time. Association Radar reports coverage honestly, including partial coverage, and an unavailable source is documented as unavailable rather than treated as evidence. No search finds every listing.

Community submissions

A submission through the Owner & Community Concern Portal is information for review. It is not verified evidence, not a finding, and not a determination that anything improper occurred, and it never starts research, creates correspondence, or calculates a fine on its own.

Legal status and professional advice

Association Radar is a software and information-management service. It is not a law firm and does not provide legal advice. Information, findings, reports, and other outputs may be incomplete or incorrect and must be reviewed by authorized association personnel before action is taken. Where legal interpretation or enforcement is involved, users should consult qualified legal counsel. Use of Association Radar does not create an attorney-client relationship.

Refund and cancellation policy

How a One-Time Compliance Packet purchase and a recurring subscription are refunded or canceled.

What cancellation does in the product

Canceling a recurring subscription keeps normal access through the paid-through date, followed by a 30-day read-only period, after which the association workspace is archived non-destructively. Nothing is hard-deleted, and legal holds and retention safeguards always take precedence.

Refund terms

Monthly and annual subscriptions are billed in advance and are non-refundable once charged, except where a refund is required by law. Canceling stops future renewals and does not refund the current paid period: access continues through the paid-through date, followed by a 30-day read-only period, after which the workspace is archived non-destructively. A One-Time Compliance Packet is fully refundable before substantive work begins. Substantive work begins when research on the packet starts; once it has begun, or once the packet has been delivered, the packet is non-refundable except where a refund is required by law. Approved refunds are returned to the original payment method through our payment provider and are never automatic. If you dispute a charge with your bank we record the dispute and respond with our records; a dispute does not cause your data to be deleted.

Subscription terms

What is licensed

A subscription licenses association workspaces, not physical buildings. One association workspace is one legal association, which may contain several buildings sharing the same governing documents, board, and owner registry. Unrelated associations require separate workspaces even under the same management company.

Billing states

A past-due account keeps working with a billing warning and is never locked out destructively. An unpaid account pauses scheduled and manual research and becomes read-only. Access is derived from the payment provider's verified state on every request.

Agreement terms

Monthly subscriptions renew monthly and annual subscriptions renew annually, in each case automatically at the then-current published price until canceled. Auto-renewal is disclosed before checkout. There is no free trial. Accounts are created by invitation, and a purchase is completed by an authorized administrator inside the application through our payment provider's hosted checkout; Association Radar never handles or stores card details. You may cancel at any time from the billing page: cancellation stops future renewals, access continues through the paid-through date, then a 30-day read-only period, then archive. A subscription licenses association workspaces at the capacity published for the plan, and a Larger Portfolio arrangement is by custom quote. A past-due account continues to work with a billing warning, and an unpaid account becomes read-only. Price changes apply on renewal only, after at least 30 days' advance notice. No guaranteed uptime percentage is offered at launch, and stated support response times are typical times rather than commitments. Caro Development Enterprises, LLC may terminate an account for a material breach that remains uncured 10 days after notice, and may suspend an account immediately for fraud, unlawful use, serious misuse or abuse, security threats, or legal or regulatory necessity. If we terminate a prepaid subscription without your breach, we refund the unused prepaid portion.
